Q: Will I receive less than market rent?
A: Our offer will be below the open market rate – we need a margin to cover the risks we take on. But the right comparison isn’t our offer versus a perfect month. It’s our fixed monthly payment versus your average income once you factor in void periods, maintenance costs, legal fees and compliance. For most landlords we speak to, the figures are comparable or better – and that’s before putting any value on your time and stress.
Q: What happens if a tenant causes damage?
A: It’s our problem, not yours. Under our lease agreement your exposure to tenant damage is limited to a maximum of one month’s rent, and only where there is clear and irrefutable evidence of malicious damage. Everything else is covered by us.
Q: How long is the contract?
A: Our standard contract is three years, with rent paid on the 28th of each month. At the end of the term the majority of our landlords renew – our renewal rate is 60-70% – because the arrangement works for everyone. At renewal we discuss the updated rent figure based on market conditions.
