Is it an insurance policy?

No. Our service provides genuinely guaranteed rent, 52 weeks a year, for the full term of the contract. We do not charge premiums. We are not an insurance product. We become your tenant and pay you regardless of what happens with the sub-tenant.

How Does the Guaranteed Rent Model Work?

We lease your property directly from you and pay you a fixed monthly income on the 28th of every month. We then sub-let the property and manage everything: tenants, maintenance, compliance and licensing. If a sub-tenant stops paying, leaves suddenly or damages the property, we absorb the cost. You continue to receive your rent.

Who Are Your Tenants?

We primarily place families in receipt of housing benefit or welfare support. We source tenants through council referrals and through the standard portals: Rightmove, Zoopla and OpenRent. We conduct full background and credit checks on all sub-tenants. You have no direct relationship with or obligations to the sub-tenant at any point.

How do you calculate the rent you offer me?

We assess your property (location, size, condition and likely tenant demand in your area) and make you a fixed monthly offer. Our offer is below open market rent. We need a margin to absorb the risks we take on. But the right comparison is not our offer versus a perfect month, it is our fixed payment versus your average income once void periods, maintenance costs, legal fees and compliance costs are factored in. For most landlords the figures compare favourably.

How long is the contract?

Our standard contract is three years, with rent paid on the 28th of each month. Our renewal rate is 60-70% — most landlords who reach the end of a contract sign again.

What happens if a tenant causes damage?

Your exposure is limited under the lease. Tenant management is our responsibility, legally, financially and practically. Malicious damage exposure is capped at a maximum of one month’s rent and only where there is clear evidence.

What about the Renters Rights Act?
The Renters Rights Act came into force on 1st May 2026. Under our model, compliance is our operational responsibility. Awaab’s Law, HHSRS requirements, the end of Section 21 — we manage all of it. Our landlords are not affected by the increased compliance burden.
